AUTHORISATIONS & PERMITS
*section under construction* Building regulations for tiny houses vary across the European Union. In most countries, the need for a construction permit depends on the house's mobility, size, and intended use. Tiny houses on wheels are often classified as mobile structures, requiring fewer permits, while permanent installations may need full building approval. Local zoning laws and land use regulations also play a key role. It’s essential to check with municipal authorities for specific requirements in your region. We will update this section with info on certain EU countries. Stay tuned!
Whether you need special permits depends on the country and the specific regulations in your area within the EU. In general:
Tiny houses on wheels are often considered mobile structures and may only require permits for parking or temporary use, depending on local zoning laws.
Permanent tiny houses typically need building permits, as they are treated like traditional structures.
It's important to consult municipal authorities or a local planning office to ensure compliance with zoning and land-use regulations, as these can differ significantly within the European Union.
MATERIALS AND DIMENSIONS
A tiny house typically measures between 5.00 x 2.55 x 2.50 m and 8.00 x 3.00 x 3.40 m (l * w * h). But we can also build tiny houses larger than that - just let us know if you need your house to be larger than that.
In our tiniest tiny house, 2 people can live comfortably, or even 3, such as 2 adults and a child. In the larger models, 2 adults and 2-3 children can live comfortably. By 'comfortably,' we mean that each person has their own sleeping space, possibly separate from the other living areas.
Our tiny houses are built on a wooden frame structure. During the construction process, we also use: Tego plywood, vapor barriers and anti-condensation membranes, mineral wool insulation, thermally treated cladding, SPC flooring, decorative wooden panels, Rocko cladding, sheet metal roofing, photovoltaic panels, and solar standing seam (integrated solar roofing).
AMENITIES & UTILITIES
A standard tiny house comes with the following features:
*A fully equipped kitchen with a sink, cooktop, and refrigerator (optional: range hood, oven, dishwasher).
*A bathroom with a sink, shower, and toilet.
*A bedroom with a mattress.
*A living area with a sofa.
*A dining area with chairs.
*Built-in furniture (closets, storage spaces under stairs).
*A heat recovery ventilation system.
*Underfloor heating and thermally conductive flooring.
*Plumbing and electrical installations, including faucets, switches, and outlets.
Essentially, we sell tiny houses ready for you to move in immediately.
Yes, you can live in a tiny house during winter, even in a mountainous areas. The walls of our tiny houses have a thermal transfer coefficient of at least 0.345 W/m²K and are built with multiple successive layers of materials to ensure excellent thermal comfort both in winter and summer. You can check the details of each tiny house on our Tiny Houses page.
A tiny house comes with fully installed electrical and water systems (including connections), making it ready for immediate use.
Connecting the tiny house to the water network is done by connecting a single cold water source to one inlet.
Sewage: all drains (sink, shower, toilet, kitchen sink) are connected to a single outlet (septic tank or sewer system).
Connecting to electricity is very simple: you just plug the tiny house into a socket (similar to an RV).
Of course, we can build a fully off-grid tiny house with solar panels, water tanks, eco-friendly toilets, and more. Tell us how eco-friendly you want your tiny house to be, and we’ll come up with a solution! — CONTACT
CUSTOMIZATION & EXTENSION
Imagination has no limits. You can add extra furniture, create an off-grid tiny house, add a terrace, an extra bedroom, or more living space. Tell us how you want your tiny house to look, and we’ll come up with a solution! CONTACT
A standard tiny house can measure up to 3.00m x 8.00m x 3.4m (W * L * H) due to legal road restrictions. For custom dimensions, contact us.
At the moment, our tiny houses offer a minimum of 2 to a maximum of 6 sleeping spots. However, we customize the sleeping arrangements to suit each client’s personal needs.
Yes, we can include a larger refrigerator or a washer-dryer in the tiny house, for example, as optional upgrades beyond the standard versions.
You can add a terrace or an awning to the tiny house later on. Upon request, we will provide you with all the technical and construction details related to their placement. However, ideally, these structures should be planned from the very beginning during the tiny house design phase, so the structure can be designed accordingly.
DELIVERY & INSTALLATION
We deliver fully built, move-in ready tiny houses to your land by towing the house with a licensed transporter. Hiring the transporter is your responsibility, but we can recommend one of the transporters we have worked with who is available in your area.
You can either check the vehicle transport marketplace or we can recommend one of the transporters we have worked with before.
No, it is not included, but it is not necessary if you choose a fixed location for your tiny house. The vehicle platform can be purchased separately and is useful if you want to use the tiny house as a mobile unit (like a caravan).
A tiny house is set up on your land within one working day—more precisely, in just a few hours.
Generally, no prior land preparation is needed to install a tiny house. There are several ways to place the house on the land (even on sloped terrain): 1. Without a vehicle chassis, on concrete slabs: No prior land preparation is necessary. The slabs are placed so that the resulting surface is flat (the tiny house floor must be perfectly level, checked with a spirit level). Even on sloped land, this is easy to achieve. 2. Without a vehicle chassis, on concrete pads: All pads must form a flat surface. 3. On a vehicle chassis (platform): Choose the parking spot and ensure the floor is perfectly level, verified with a spirit level. The platform is stabilized with stabilizer jacks.
WARRANTY & MAINTENANCE
We offer a 5-year warranty for the structure, 2 years for plumbing and electrical installations. For the roof, doors, and windows – the manufacturer’s warranty applies. For appliances and other items (mattresses, sofa, chairs, etc.) – the manufacturer’s warranty applies.
If properly maintained, a tiny house can last for 50 years or more.
Depending on the climate zone where it is located, the condition of the oil on the exterior wood cladding should be checked periodically. Oiling should be repeated every 1 to 4 years, if necessary. Generally, oil may need to be renewed more frequently for tiny houses placed in climates with high humidity and heavy precipitation.
Oiling can be done with a brush and does not require special preparation or qualifications.
The other elements that make up a tiny house are maintained and behave over time like those in a regular house: furniture, appliances, windows, roof, flooring, etc., all require periodic inspection and repairs when needed.
